There's been a lot of ambiguity about what is required in a knob and tube replacement so I visited the San Francisco Department of Inspections today to clear it all up.
Knob and Tube wiring is allowed and there is a section in the electrical code on it. So, it's been confirmed that the insurance companies are requiring something that is still considered safe as long as it's installed per code.
While the current electrical code requires one receptacle every 12 feet in bedrooms and one receptacle every 4 feet in the kitchens, new receptacles will not be required in knob and Tube replacement to satisfy the current code. This is called an approved non-conforming use.
Drywall will not need a separate permit as long as the patchwork is less than 18 inches in any direction.
A new panel with arc fault breakers is required and needs to be located in a compliant location. A building permit will be required to install a new panel.
The old Knobs and Tubes, old wiring, and infrastructure can be abandoned in the walls.
Load calculations and a single-line diagram will not be required to close out the permit.
Existing non-permitted work may be subject to inspection, which may require opening up the walls.
